1. How can I book or reserve this villa?
You can either contact us by using the online page and we will check the availability and send you a quote or simply enter your dates via the online booking page, choosing any extras. Complete using the payment screen. This can be paid by Pay Pal (Please note PayPal charges may apply) or by direct bank transfer. See “when do I pay for the villa” below for details
2. What do I need to bring with me?
Our villa has been furnished and equipped to ensure that you have an enjoyable holiday. Our villa contains air conditioning, cable TV, telephone, washer/dryer/ iron and ironing board, kitchen appliances, bed linen, towels, hairdryers, arrival soap and toilet paper.
3. What are the check-in & check-out times?
Check-in time at 4:00 p.m. Check out time – must be vacated by 10:00 a.m unless otherwise agreed with us (owners) or our management company.
4. When do I pay for the villa?
If when you book you are outside of 60 days of your arrival date an initial deposit payment of 20% is required along with the damage security payment. This deposit will reserve the property for you until the final payment is due. The remaining balance will be due 8 weeks prior to your arrival date. We will, of course, remind you nearer the time. You can find our full terms and conditions elsewhere on the site. If you are within 60 days of your arrival date at booking full payment is required.
5. What is your Cancellation Policy?
The deposit paid is non-refundable. If you cancel after the payment of the final balance then all monies will be forfeited.
6. What is the Damage security Payment for?
We appreciate that with excitable children on holiday in a strange home that accidents can, and do, happen. A damage/reservation deposit of £300 is required when booking. The deposit is held via credit card details and a form is sent out 8 weeks prior to your arrival. No costs will be deducted provided our provisions are met including the *Departure Procedures. 7. Is the property cleaned during our stay?
Our villa is professionally cleaned and inspected prior to your arrival. It is rented to guests on a “Self-catering” basis. There is a dishwasher, washing machine, dryer, mop, brush and pan for maintaining the property cleanliness during your stay. If you do require any mid-stay cleaning then please contact us at the time of booking and we will be happy to provide you with a quote for this service.
8. How many people are allowed to stay in the villa?
Maximum occupancy 8 which includes infants and children see our terms for full details
By Florida state law, occupancy must not exceed what is posted for each home.
9. How will I receive the booking confirmation and payment details?
When you book a villa you will receive a confirmation email. You will also receive email confirmation after your final balance payment has been made. Two weeks before your arrival date we will send you a further email with our personal and Florida based management company contact details. This will also include directions of how to get to our villa, together with the key code to allow access. If you have any questions at any time, or do not receive these emails, please do not hesitate to contact us via the online contact us page.
10. Can I have the pool/spa heated?
Pool heat is available on request all year round. However, during the hot summer months it is not necessary to heat the pools. We do suggest that you consider heating the pool between October and May. If pool heat has been requested it is heated to a temperature of around 85 degrees which is considered safe and efficient for the equipment at the villa. It can take up to 24hrs to reach temperature and this is monitored and controlled remotely. Our spa bubbler temperature preset at 96 degrees and is also monitored and controlled remotely, however guests have the ability to switch the spa bubbler on /off via a panel in the pool area. (Please do not expect hot-tub temperatures to be available on spas.). Please allow 30 mins for the spa bubbler to reach temperature. Whilst the spa is in operation the pool is not heated until the spa is switched off, an automatic 2hr cut off is operational on the spa as a safety measure, but the spa can be reactivated immediately by the panel if required. Please Note: Electric pool heaters may not provide adequate heating if the air temperature drops below 55 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool is outside of our control. Every provision is made to ensure that pool is heated as specified but weather conditions can affect the temperature of the pool.
Please note heating is only on if requested and it cannot be activated at the villa via the controls outside
11. How close is the Villa to Disney?
Our villa is approximately 15 -20 mins away from Disney and is based in the Highgate Davenport community, please feel free to look at Google maps for an independent view.
12. Are there any shops or restaurants nearby?
Yes there are supermarkets, drug stores and restaurants close to our villa.
13. Are there any golf courses nearby?
There are two renowned golf courses close to our Villa.
14. What is the smoking policy?
Our property is non-smoking. Smoking is permitted outside on the patio area, but please dispose of litter responsibly. Stray cigarette butts can cause untold damage to pool filters.
15. What airports are closest to our villa?
Orlando International is the closest but Sanford or Tampa international provide other options.
16. Do I need an International Driving Permit?
No, at the current time there is no requirement for this.
ESTA stands for Electronic System for Travel Authorization. International travellers who are seeking to travel to the United States under the Visa Waiver Program (VWP) must apply for an ESTA which will last for two years from the date of application. There is a small administrative fee to be paid for each ESTA and they can be applied for on-line.

Each traveler will need their own ESTA and you will need (for each application) a passport number (and expiry date), a debit or credit card and the address of where you are staying on your first night in the US.
